How Many Times Can You Re-sand Engineered Timber?

2 min read

A beautiful timber floor can handle plenty: busy mornings, furniture rearrangements, and the occasional high-heel moment. But can you give it a fresh start years later?

Often, yes—with the right floor and realistic expectations.

At Octagon Timber Flooring, we generally recommend a maximum of two full re-sands, depending on the board and its condition. Some floors may allow only one; thin timber surfaces may not be suitable at all.

Sanding is a little like a haircut. What comes off doesn’t grow back.

Choose today with tomorrow in mind

For customers who want the option of future sanding, we recommend a real timber top layer at least 3 mm thick, with the flooring glued directly to the subfloor where suitable.

This gives a practical starting point for one future re-sand—not a promise. Previous sanding, deep damage and uneven boards can reduce what’s possible. Enough timber must remain above the joints to keep the boards sound.

Your floor doesn’t have an expiry date

Re-sanding is an option, not compulsory maintenance.

Think of it as a useful refresh perhaps 15 years down the track, depending on how your floor wears. You might consider it before selling, or when the surface needs more than everyday care.

One detail to remember: sanding can remove the original colour and texture, so your refreshed floor may look different.

What about the backing?

A solid timber backing doesn’t automatically mean more sanding opportunities. What matters is the usable timber on top.

Our engineered timber uses plywood backing made from faster-growing timber species, saving the decorative hardwood for the surface. This uses valuable hardwood efficiently; responsible sourcing and manufacturing also matter to its environmental footprint.

Choose a floor you love now, with sensible options for later.

Visit our Osborne Park, Home Base Subiaco or Canning Vale showrooms—we’ll help you look beneath the beautiful finish.
